Hard water is the first thing we look at on an Orlando grout job. It leaves a white, chalky layer in shower joints that ordinary cleaners barely touch. Plenty of rain keeps bathrooms damp, and wherever tile covers a large floor, the traffic lanes show wear early. This page covers what those conditions do to grout and how each of our services answers them.
Hard water and the white line at the shower floor
The Orlando Utilities Commission (OUC) reports city water hardness at 129 ppm or 7 gpg (grains per gallon) average as calcium carbonate, which puts it in the hard class. Every gallon carries dissolved calcium and magnesium, and when the water evaporates those minerals stay where the water was.
In a shower, that happens hundreds of times a year in the same spots. The lowest rows of grout, the corners of the pan and the joints under the shower head dry last, so they collect the most. First the grout looks slightly faded. Then a white edge forms along the joint, and eventually a rough crust sits proud of the tile.
The minerals bond with soap as well. Calcium and soap together make a gray, waxy scum that coats the grout and dulls glazed tile around it. That combined layer is why a household spray seems to do nothing. Most sprays target soap or scale, and this layer is both, fused into one.
We treat it in stages. A cleaner matched to the tile softens the scale and soap, the crew brushes every joint by hand, and extraction pulls the loosened residue out with the rinse water. Glazed ceramic and porcelain can take a controlled descaler. Natural stone cannot, and it gets a stone-safe method instead.
Why a strong acid is the wrong shortcut
The quick fix for scale is a strong acid, and it does dissolve the crust. It also dissolves the cement in grout. Used often, it leaves joints lower, rougher and sandier than before, and rough grout catches the next round of scale even faster.
On stone the damage is immediate. Marble, travertine and limestone are calcium-based, and acid or vinegar etches a dull mark into the surface in seconds. A travertine shower or a marble vanity top near the tile needs a stone-safe cleaner every time. Tell us about any stone when you book so the right products come with the crew.
The better long-term fix is sealing. Once the grout is clean, a penetrating sealer fills its pores, so hard water dries on the surface of the joint instead of inside it. Scale on sealed grout wipes off with a squeegee or a towel before it builds. In a home with water this hard, we recommend sealing every shower we clean.
Summer storms and slow-drying bathrooms
The NOAA normals station at Orlando Executive AP, FL, about 3 miles away, records 51.5 inches of precipitation in an average year. Air that wet keeps a bathroom damp long after the shower is off, and grout that never fully dries is where mildew settles.
Mildew starts as small dark specks in the lowest joints and the corners, then spreads into lines. It feeds on the soap residue in the grout, which is why bleach alone only fades it for a while. Removing the residue along with the staining, then sealing, takes away much of what it grows on. No cleaning can make a shower permanently free of it in a humid house, so daily habits still count.
Run the exhaust fan during and after every shower, squeegee the walls and glass, and leave the shower door open. If your fan is noisy but moves little air, it is worth having it looked at, since the fan is what decides how long grout stays wet.
A younger housing stock with a lot of tile
The Census Bureau counts 148,754 housing units in Orlando, with a median year built of 1992. Detached single-family houses make up 32 percent of them, so most homes are apartments, condos, townhouses and other attached housing.
Where tile runs through the kitchen, the halls and the main living area, with light grout between large tiles, there is a lot of grout to keep clean, and the traffic lanes show first: from the garage door to the kitchen, across the family room to the slider, and down the hall to the bathroom.
A deep clean brings the lanes back toward the color of the protected edges along the walls. If the difference still shows, Grout Color Sealing gives the whole floor one even shade and seals it in the same visit. A clear Grout Sealing is the right call when the grout comes back even and you simply want to keep it that way.
Where grout is cracked, crumbling or missing, cleaning cannot fix it. The crew will show you and quote Regrouting and Tile Repair.
Condos and rentals in ZIP 32801
ZIP 32801 is a denser, newer area: 12,660 housing units with a median build year of 2003, 12 percent detached houses, and 27 percent of occupied homes lived in by the owner. Most homes in that ZIP are rented.
Rented units wear grout unevenly. Some tenants scrub with harsh products and bleach the joints in patches; others leave scale and soap to build for a year. Between tenants, Shower and Tub Grout Cleaning clears the scale and mildew, and color sealing puts the floor back to one shade. The next tenant starts with sealed grout that is easier to keep clean.
Condo buildings often have rules about contractor parking and elevator use. Let us know when you book and the crew will plan around them.
If you own a unit and live elsewhere, the crew can work from your notes. Tell us which rooms to clean, whether you want clear or color sealing, and the shade if you choose color. Photos of the bathrooms sent at booking help the crew arrive with the right products for the tile and the amount of scale.
The kitchen sink, the dishwasher and the floor in front
Hard water does not stay in the bathroom. The grout on the backsplash behind the faucet, the counter joints around the sink and the floor in front of the dishwasher all see splashes that dry and leave scale. Add cooking oil and food spills, and kitchen grout ends up with a crust that is part mineral, part grease.
The crew deals with the grease first, using a degreaser, then the scale. Doing it in that order matters, because a descaler cannot reach minerals buried under oil. Backsplash and counter joints are scrubbed by hand and wiped, so rinse water does not run behind the counter or into outlets.
Tile counters and backsplashes benefit from sealing as much as showers do. Sealed joints next to the sink shed water and scale, and a sealed backsplash wipes clean after cooking instead of holding a grease line at the grout.
